But the region's four-season climate, with its freeze-thaw winters and humid summers, creates steady pressure on wood framing and exterior trim. Add the local termite population, which thrives in our moisture-rich environment, and many of these homes face a combination of decay and insect damage that their builders never anticipated. This guide explains what wood rot and termite damage actually are, how to read the signs before they become expensive, and how to decide whether a damaged member can be repaired or must be replaced.

Dry Rot and Wet Rot: Not the Same Problem

Wood rot comes in two forms, and they are not the same problem. Dry rot is caused by a fungus that needs sustained moisture to grow, but not standing water or active leaks. It thrives in the damp, poorly ventilated cavities that are common in older Louisville homes, especially in rim joists, sill plates, and enclosed crawl spaces. The fungus breaks down the wood's cellular structure from within, and the affected timber becomes brittle and crumbly, with a characteristic cubical cracking pattern. What makes dry rot dangerous is that the fungus can spread through wood and even travel across masonry to reach new timber, so a small pocket of decay can grow into a larger problem over time. Yet the surface paint film often remains intact, which is why an infestation can be much larger than it appears.

Wet rot, by contrast, requires a persistent direct water source, a roof leak, a failed gutter, or chronic condensation, and it stays local to that water. Affected wood becomes darkened and spongy, with a softer texture than dry rot. The decay progresses more slowly than dry rot, but it is also more straightforward to stop: close the water source, and the rot halts. Both types of decay can hide under paint that looks perfectly sound from the outside, which is why a thorough probe with a screwdriver is the only reliable way to know what is actually happening inside the wood.

Termite and Beetle Damage, and How It Differs from Rot

Termites and wood-boring beetles cause damage that looks and behaves differently from fungal rot. Termites hollow out the interior of a wood member along the grain, often leaving a thin shell of sound wood on the surface. They travel through mud tubes they build on masonry, and these tubes are usually visible on basement walls or piers. Wood-boring beetles, by contrast, leave behind exit holes and a powdery residue called frass. Both insects are attracted to the same damp conditions that promote fungal decay, so a member that has been softened by rot becomes more vulnerable to insect colonization. In many cases, a piece of damaged wood carries both decay and insect damage at once, which means the pathology is more advanced than either problem alone would suggest.

Identifying which insects are present, whether an infestation is active, and what treatment is needed are questions for a pest control operator licensed or registered in your state. A carpenter's job is to repair or replace the wood that has been damaged, working from the pest operator's inspection report. The two trades are separate because they require different training and credentials. Once the wood is sound again and the water source is closed, the conditions that attracted the insects in the first place are gone.

Reading the Signs Before You Open Anything Up

Before you call for an estimate, you can do a basic visual and tactile inspection to understand what might be happening. Look at the paint film around window sills, door thresholds, and the base of exterior trim. Paint that blisters, peels, or holds moisture underneath often signals that water is being wicked into the wood faster than it can dry. Press your thumb firmly against fascia, soffit, and trim boards, especially where they meet masonry or where gutters have overflowed. Wood that gives under thumb pressure, rather than resisting with a solid feel, suggests decay or insect damage. A screwdriver pressed lightly into wood should meet resistance; if the point sinks in easily, that is a sign of lost section. Check interior floors for soft or springy patches, especially in older homes with pier foundations where rim joists and sill plates are exposed to moisture. Deck boards that flex excessively or feel spongy are worth investigating. Finally, a musty or earthy smell in a basement, crawl space, or enclosed porch often indicates sustained moisture and active decay.

These signs are useful starting points, but they do not tell the whole story. Surface appearance often understates the extent of decay because damage spreads inward before it becomes visible outside. A board that looks sound on the surface may be hollow inside. This is why a thorough probe with a screwdriver or awl, done by someone who knows what to look for, is the only reliable way to determine how much damage is actually there. What Decay Does to a Floor, a Deck and a Wall

To understand what decay does to a structure, it helps to think about the load path, the route that weight takes through a building. A floor joist is a beam that spans between two walls or beams and carries the weight of everything on the floor above it. The subfloor is nailed to the joists and distributes that load across them. The sill plate sits on top of the foundation or piers and carries the weight of the walls and roof above. The rim joist closes off the end of the floor system and ties the sill plate and floor joists together. A deck ledger is the board bolted to the house that carries one end of the deck. When any of these members lose section to decay or insect damage, they lose stiffness. Loss of stiffness is what a homeowner feels first: a floor that bounces underfoot, or a deck that flexes more than it should. That bounce happens long before structural failure becomes a real concern, but it is a clear signal that the member is not performing as it should.

The progression of damage is predictable. A floor joist that has lost 20 or 30 percent of its section to decay will feel noticeably softer than it did when it was sound. If decay reaches a bearing point (where the joist rests on a wall or beam), the joist loses its ability to transfer load, and that load redistributes to the members beside it. The longer decay is left unaddressed, the more section is lost, and the more the remaining wood must work. A sill plate that has decayed significantly can no longer anchor the wall framing securely. A deck ledger that has rotted is no longer safely bolted to the house. These are real problems that need addressing, but addressing them is a matter of planning and repair, not panic. The ledger connection where a deck meets the house is the single most important connection to inspect regularly, because failure there can be sudden and because it is the easiest connection to check and maintain.

Repair or Replace: The Actual Criteria

The decision to repair or replace a damaged member comes down to a few practical criteria. First, how much sound section does the member have left? A floor joist that has lost 40 or 50 percent of its depth to decay may still be repairable by sistering (bolting a new joist alongside it to carry the load together), but a joist that is hollow or has lost more than half its section should be replaced. Second, where is the damage located? Decay at a bearing point (where the member sits on a wall or rests on another beam) is more serious than decay at mid-span, because bearing points carry concentrated load. Third, can the water source actually be closed? If the decay was caused by a chronic leak or poor drainage that cannot be fixed, then repair is only a temporary solution. Fourth, how do the costs compare once you account for access? Sometimes the labor to carefully sister a joist costs nearly as much as replacing it outright, especially if the joist is buried under flooring or built-ins.

Sistering is the middle path when the math and the damage both support it: a new joist bolted alongside the damaged one carries the structural load while the old joist remains in place. For non-structural trim members like baseboards, casings, or crown molding, epoxy consolidants have a real but narrow use. These products can stabilize and harden localized decay in profiled trim that is worth saving for its craftsmanship or historical value. But consolidants are not a structural repair, and filler over soft wood is not a repair at all. A good contractor will quote both the repair option and the replacement option where both are defensible, and will explain the trade-offs honestly. Sometimes repair is the right answer. Sometimes replacement is. The choice depends on the wood, the water source, and your priorities.

Who Does What: Carpenter, Pest Operator, Engineer

Wood damage repair involves several different trades, and knowing who does what protects you from wasted money and incomplete work. A pest control operator who is licensed or registered in your state identifies whether termites, beetles, or other wood-boring insects are present, whether an infestation is active, and what treatment is appropriate.
